Once again, I have gathered here all the new Maldives resort openings scheduled for 2027.
I have been researching and publishing these annual Maldives resort opening lists since 2016. Each edition is carefully researched and regularly updated as new resorts are announced and opening dates change.
2027 will see 14 new resorts and multi-island projects covering seven atolls.

The destination is preparing for another remarkable year, with several major international hotel brands expected to make their debut in the archipelago.
From the long-awaited arrivals of Rosewood, Capella, Baccarat and Bulgari to the first Maldives resorts from Maxx Royal, Hyatt Regency, Nammos and Hilton’s Tapestry Collection, 2027 is expected to bring a particularly strong collection of new luxury properties.
Several of these projects have already been postponed from previous years, and opening dates in the Maldives frequently change. As usual, I will keep this list regularly updated as the resorts reveal further information and confirm their official launch dates.

New resorts. New Concepts. New locations
Hotel groups do not always disclose the exact location of future resorts, sometimes referring only to a broad administrative area such as Kaafu Atoll ( which encompasses both North and South Male Atolls ).
However, by cross-checking official announcements, development records published by the Maldives Ministry of Tourism registered coordinates and other available information, I have identified the most likely location and nature of each project.
By looking at the data’s available, it looks like North & South Male Atolls will be the main hotspots for new resorts.
South Male Atoll remains the principal hotspot, but the residential developments extend to Haa Alifu, Laamu, Vaavu and Raa Atolls.
Some branded residences and private estates will be located in far atolls.
The geographical picture becomes much broader when looking at the new generation of branded residences and private estates also under development.
These projects extend from Haa Alifu Atoll ( the northernmost Atoll of the Maldives ) to Laamu and Vaavu Atolls farther south, while South Male Atoll remains the main hotspot for large mixed-use developments.
Without further ado, here is the most complete overview of the new Maldives resort openings scheduled for 2027, based on the latest announcements currently available.
The New Maldives Resorts Opening in 2027
This overview currently brings together 14 new resorts and residence-led developments across eight atolls. North Male and South Male Atolls remain the principal development hotspots, accounting for ten of the projects, while other openings and developments extend from Haa Alifu and Noonu Atolls in the north to Raa, Vaavu and Laamu Atolls.
Some will open on existing natural islands, while others are being developed on reclaimed lagoon sites or as part of larger multi-island projects.
Several developments scheduled for 2027 will introduce a new concept to the Maldives, combining ultra-luxury resorts with branded residences, private estates and homes available for ownership.
These mixed-use projects remain included in this resort opening list because they will also operate as hotels.

Rosewood Ranfaru
South Male Atoll
Initially scheduled to open in 2025, Rosewood Ranfaru has now been rescheduled for 2027. Developed on Bolidhuffaru Reef in South Male Atoll, the resort will extend across a collection of islands surrounding a private lagoon.

Rosewood Ranfaru is expected to feature approximately 120 beachfront and overwater villas, ranging from one to five bedrooms, all with private pools. Several restaurants, a beach club, swimming pools, water sports facilities and an Asaya wellness centre are also planned.

Baccarat Hotel & Residences Maldives
South Male Atoll
Scheduled to open in 2027, Baccarat Hotel & Residences Maldives will extend across five interconnected islands in South Male Atoll, approximately 30 minutes by speedboat from Velana International Airport.

The vast development will combine an ultra-luxury resort with more than 50 hotel villas and 53 branded private residences. Restaurants, a Baccarat Spa, several swimming pools, a beach club, a marina and extensive leisure facilities are planned.

Capella Maldives, Fari Islands
North Male Atoll
After several postponements, Capella Maldives is currently scheduled to open in 2027 at Fari Islands in North Male Atoll.

Designed by Japanese architect Kengo Kuma, with interiors by André Fu, the resort will feature 57 beachfront and overwater villas and mansions. Capella will occupy one of the four islands forming the wider Fari Islands development, already home to Patina Maldives, The Ritz-Carlton Maldives and Fari Marina Village.

Coco de Mer Maldives, Tapestry Collection by Hilton
North Male Atoll
Scheduled to open in June 2027, Coco de Mer Maldives will introduce Hilton’s Tapestry Collection brand to the Maldives and become the company’s fifth resort in the archipelago.

The 75-key resort will be located approximately 25 minutes by speedboat from Velana International Airport. Hilton currently identifies its location only as Kaafu Atoll, but available development information and registered coordinates indicate that it is being built on a new man-made island in North Male Atoll.
Coco de Mer Maldives will feature several dining concepts, a wellness centre, a sea sports centre, pickleball courts and other recreational facilities.

Nobu Hotel, Residences and Restaurant Maldives
Laamu Atoll
Nobu is preparing its Maldives debut on Munyafushi Island in Laamu Atoll.

The project will combine a luxury hotel and signature Nobu restaurant with 26 beach villas, 30 overwater villas and ten exclusive Nobu Island Estate Residences, each occupying its own private island.

Bulgari Resort Ranfushi
Raa Atoll
After several postponements, Bulgari Resort Ranfushi is now scheduled to open in 2027, marking the debut of Bulgari Hotels & Resorts in the Maldives.

Set across 20 hectares in Raa Atoll, the resort will feature 54 villas, including 33 beach villas with private pools, 20 overwater villas and an exclusive Bulgari Villa on its own private island. Four restaurants, a Bulgari Bar, a Bulgari Spa, a yoga pavilion, a library and a Bulgari boutique are also planned.

Hyatt Regency Samarafushi Maldives
North Male Atoll
Hyatt Regency Samarafushi Maldives is scheduled to open in late 2027, introducing the Hyatt Regency brand to the archipelago.

Located on a newly developed island in North Male Atoll, approximately 25 minutes by speedboat from Velana International Airport, the resort will offer 130 beachfront, treetop and overwater villas, each with a private pool. Several restaurants, a beach club, a spa, a fitness centre, a kids’ club and event spaces will complete the property.
It will become Hyatt’s third resort in the Maldives, joining Park Hyatt Maldives Hadahaa and Alila Kothaifaru Maldives, which opened in 2022.
Maxx Royal Maldives
North Male Atoll
Turkish luxury hospitality brand Maxx Royal is expected to open its first Maldives resort in autumn 2027.

Located at Ul’laanee Falhu in North Male Atoll, approximately 30 minutes by speedboat from Velana International Airport, Maxx Royal Maldives will extend across a collection of interconnected islands.
The resort is expected to feature 41 beach and overwater villas, including accommodation set on private islands, alongside several restaurants and leisure facilities. It will also introduce the brand’s Maxx Inclusive concept and personalised Maxx Assistant service to the Maldives.

SAMANA Ocean Views
Haa Alifu Atoll
Currently under development in Haa Alifu Atoll, SAMANA Ocean Views will introduce a residence-led resort concept featuring beachfront villas, overwater bungalows and poolside apartments, with interiors by ELIE SAAB.

Created by Samana Developers, a Dubai-based luxury real estate company, Samana Ocean Views will feature architecture inspired by the movement of the ocean.

Villivaru Island Resort
South Male or North Male Atoll
Currently scheduled to open in early 2027, Villivaru Island Resort is being developed as an ultra-luxury, design-led private island retreat.

The resort is expected to offer 61 villas alongside 11 private estates, with a strong focus on privacy, personalized experiences and contemporary island design.
As currently available reports differ on whether Villivaru should be classified under North Male or South Male Atoll, I would retain the broader Male Atoll designation until its precise location is officially clarified.
Aman Maldives
Vaavu Atoll
Aman Maldives is planned as an ultra-luxury resort and residential development in Vaavu Atoll.

The low-density project is expected to extend across several private islands and combine an Aman resort with a limited collection of Aman Residences.
Aman currently presents the project as “Coming Soon”, without confirming a precise opening date.
Mandarin Oriental Bolidhuffaru Reef Resort
South Male Atoll
Mandarin Oriental’s first Maldives resort is under development across three private islands on Bolidhuffaru Reef in South Male Atoll.

Originally announced for 2025, the project will combine spacious beachfront and overwater villas with a limited collection of branded residences, but its revised opening date has not yet been officially confirmed.

Zamani Islands
South Male Atoll
Zamani Islands is an ambitious eight-island destination under development in South Male Atoll. The project is planned to include three resorts, private estates and mansions, a yacht club and the first dedicated superyacht marina in the Maldives.

This is a wider multi-island destination rather than a conventional single-resort opening, and its different components may launch in phases.

Nammos Resort Maldives, Nedafushi
South Male Atoll
Initially scheduled for 2025, Nammos Resort Maldives is now expected to open on the private island of Nedafushi in South Male Atoll in 2027.

The future resort will bring the lifestyle associated with Nammos Mykonos to the Maldives, combining beach living, gastronomy, fashion, music and wellness. Plans reveal an intimate collection of beach and overwater houses, alongside a signature Nammos restaurant and leisure facilities.
The project was initially announced for an earlier opening, but the group now lists its Maldives debut for 2027.
