Maxx Royal Resorts has announced the opening of its first hotel in the Maldives : Maxx Royal Maldives.
Scheduled for 2027, the Turkish luxury brand plans to open its new resort across a group of interconnected islands currently in development.

Scheduled to welcome its first guests in autumn 2027, Maxx Royal Maldives will be the brand’s first resort outside Turkey. The opening of Maxx Maldives resort will therefore mark an important step in the international expansion of the hospitality group, already known for its luxury properties in Belek, Kemer and Bodrum.

Maxx Royal Maldives is being designed as a multi-island destination spreading on 3 islands, with accommodation, restaurants, beach terraces, social spaces and more secluded private areas connected across the development.
Guests will be able to choose between overwater villas and garden villas, all featuring private pools. Multi-bedroom villas will also be available for families and larger groups.

At the most secluded end of the development, a limited collection of villas will form a private enclave with its own beach, dedicated wellness facilities and a separate service team.
Guests staying on Thari Island will benefit from Kiaya, Maxx Royal’s personal butler service.
Dining is expected to play an important role in the resort experience. The first announced restaurant concepts include Leña, created by Spanish chef Dani García, and Spago by internationally renowned chef Wolfgang Puck.
Architecturally, the project will favour natural materials, generous proportions and spacious indoor-outdoor living areas designed to keep the tropical landscape at the centre of the experience.
Many details, including the final number of villas and full list of facilities, have yet to be confirmed. But Maxx Royal Maldives is already one of the noteworthy Maldives resort openings to watch for 2027.
Maxx Royal Maldives location
Maxx Royal Maldives is located in North Male Atoll, at Ul’laanee Falhu approximately 30 minutes by speedboat from Velana International Airport.

Maxx Royal’s official announcement identifies its location more broadly as Kaafu Atoll, which encompasses both North and South Male Atolls.
However, the location is referenced in publicly available information from ELS International, which has been contracted to support some of the resort’s overwater villas and facilities.

ELS International is also working on the island developments of the upcoming Mandarin Oriental Bolidhuffaru Reef Resort in South Male Atoll, another major Maldives resort project currently under construction.
